Limassol remains the most liquid rental market in Cyprus. A decade of international company relocations, a growing school belt and limited new supply in prime districts have kept both rents and occupancy high. For buyers weighing a purchase for income, here is how we read the market on the ground.
What yields look like today
For new-build two-bedroom apartments — the most in-demand product — gross rental yields in Limassol typically land between 4% and 5.5%, depending on district, specification and management. Seafront and marina-adjacent units command the highest rents but also the highest entry prices, which compresses the yield. The school-belt districts around Agios Athanasios and the Exit 26 corridor often deliver the best balance: moderate entry prices, deep family demand and long tenancies.
Who is renting
Three tenant groups drive the market:
- Relocated professionals — tech, forex and shipping companies continuing to bring staff to Limassol
- School families — parents renting for years near Foley's, The Grammar School and Heritage
- PR applicants and new residents — renting while they search for or build a home
Family tenants near schools tend to stay for the duration of a child's education — often five years or more — which dramatically reduces re-letting costs and vacancy.
How to buy for rental income
- Prioritise location over view. Tenants pay for daily convenience — school runs, offices, supermarkets — more than for a sea glimpse.
- Two bedrooms is the sweet spot. It covers couples, small families and sharers — the widest tenant pool.
- Buy spec, not just price. Storage, parking, a proper balcony and energy-efficient cooling affect both rent and how fast a unit lets.
