Does buying property in Cyprus qualify me for permanent residence?

Yes — under Regulation 6(2), a new residential property of €300,000 + VAT qualifies the main applicant, subject to the €50,000/year income-from-abroad requirement and other conditions. The permit covers spouse and eligible dependent children; parents are no longer included since the 2023 revision. Final eligibility is always confirmed by a licensed immigration lawyer.

Do I need to move to Cyprus to keep the PR?

No. There is no full-time residence requirement — visiting Cyprus once every two years keeps the permit valid. You must retain the qualifying property and continue to meet the income requirement.

Can I buy without travelling to Cyprus?

Yes. A notarised Power of Attorney lets your independent Cyprus lawyer sign the contract, file it at the Land Registry and handle the entire process. We support video viewings, live site calls and staged photo/video reporting throughout construction.

What taxes apply on top of the price?

How long does the PR application take?

Typically around 2–6 months from filing, depending on the authority’s workload and document completeness. We prepare and review the full file with your lawyer before submission.

Does Cyprus PR lead to a passport?

Not automatically. Citizenship requires actually residing in Cyprus for the legally required period (around 7 years under current rules). Families seeking a passport should plan real relocation; PR is best understood as a permanent European status, not a passport shortcut.

The school belt around Agios Athanasios and the Exit 26 corridor concentrates Foley’s, The Grammar School and other private schools. Living there cuts daily commute time and benefits from the city’s most durable rental demand — education-driven tenancies.

What rental income can a Limassol apartment generate?

A new, well-located 2-bedroom typically rents for roughly €1,300–€1,900/month — a gross yield around 3.5–5.5%, landing near 2.5–3% net after fees, management and tax. Ask us for comparable rents on any unit.
