Buying Property in Cyprus — Process, Timeline & Remote Purchase

From reservation to title deed: how foreigners buy new-build property in Cyprus, what each step costs in time, and how a Power of Attorney makes remote purchase safe.

The standard purchase steps

  • Select property & agree terms; pay a reservation deposit (typically €5,000–€20,000, credited to the price).
  • Appoint an independent Cyprus lawyer; they run due diligence on title, planning permits and the developer.
  • Sign the sale agreement (in person or via POA); pay the first instalment per the payment schedule.
  • Stamp the contract (stamp duty) and deposit it at the Land Registry — this legally protects your purchase.
  • Pay staged instalments during construction; settle the balance on delivery.
  • Collect keys on delivery; title deeds are transferred once issued by the Land Registry.

Buying remotely from China or abroad

Most of our clients buy without being in Cyprus for the whole process. A notarised Power of Attorney lets your lawyer sign the contract, file with the Land Registry and handle the purchase end-to-end. Video walkthroughs, live video calls at the site and staged photo/video reporting replace physical visits.

Funds leave your home country through normal compliant channels. Your lawyer and bank will document the source of funds — we coordinate the paperwork with you step by step.

How long does it take?

Reservation-to-contract usually takes 2–4 weeks including due diligence. For completed property, handover follows final payment. For off-plan units, delivery follows the construction schedule stated in the contract. Title deed issuance in Cyprus can take additional time after completion — your contract is lodged at the Land Registry from day one, which protects your ownership until deeds are issued.

Protections buyers should insist on

  • Independent lawyer (never the developer’s lawyer).
  • Contract deposited at the District Land Registry immediately after signing.
  • Written confirmation that the property is free of mortgages/encumbrances, or a bank waiver.
  • Payments to a client escrow/advocate account where possible, with receipts.
